Concerns we have about our potential land purchase

In my previous post, I listed some things that we thought were advantages when we considered the plot of land we are wanting to purchase.  There are, however, quite a few disadvantages.  They are:

The lake - as much as we love the fact that this property has a lake, it has been invaded by beavers for some time.  Many of the surrounding trees have been destroyed and they have made tunnels in the levy which is allowing water to run down to a lower level of the property and it is lowering the level of the lake.  How many beavers are there?  How hard will they be to get rid of?  What about the trees that have been destroyed? How hard will it be to repair the levy?

The outbuildings - although there are several and even though they all have concrete pads and electricity run to them, they are all in a state of disrepair.  Which ones can be salvaged?  How bad is the main residence?  Is there asbestos in the structure?  Is the foundation stable?  Can the main residence be remodeled?  How much will all of this cost?

Septic systems - the property has 3.  The main one to the house is in much need of replacement.  How much will that cost?  What about the other 2?  If we don't use them (move a mobile home in or build another house), do we have to have them dug up?

Long entrance to the house - the privacy is a plus, but the road is in need of repair.  At one point it was blacktop, now it is major chugholes.

Ratio of pasture to woods - although we like the fact that there is about 60% woods and 40% pasture, there are alot of cedar trees that have taken over the pasture area.  How hard will it be to remove them? 

All fencing on the property is in need of repair or replacement.

Everywhere we look we see HARD WORK, so we have to decide, do the advantages outweigh the disadvantages?  Is our desire trying to trump wisdom?
